How likely will the seller be willing to adjust the offer price down for safety issues found by the inspector?
Safety issues and other issues that would need to be address immediately: Possible rodent infestation, wood rot due to clogged gutters, clogged gutters, dirty house, unsecured toilet, and unstable banister.
You won't know until you ask. Have your realtor do the asking. Because you had an inspection, I'm sure your contract says items found by the inspector must be listed and addressed. It's in your contract, and it won't reduce the sale price.
There are other means to address this. One would be for the seller to bear the cost and complete the work before the contract can go through.
Wood rot under the eaves, and clogged gutters can be fixed inexpensively--maybe $250 or less. And you can prevent clogging by putting 3-inch plastic flexible, corrugated, perforated drain pipe in the gutters. The black plastic stuff.
Rodents require a tenting treatment, no? The seller should pay that for sure. What is it these days? $800?
A dirty house is scrubbed clean by a cleaning service. What, about $500 for a full day with several workers? Maybe less.
The unstable bannister needs some simple carpentry work. About 1 hour or less of carpenter's time - $75 or so.
The unsecured toilet needs to be fastened to the flange. About $75 to a plumber.
These are common matters that your realtor can help you address. Quite minor, really.
